Baltimore and Harford County Real Estate Market Update for Fall 2014

Thanks for joining us once again. We want to give you an update on what's going on in the market right now. We have been extremely busy throughout the summer due to the market lagging behind this year by about 5 or 6 weeks. The Spring season, which usually begins in early March, didn't start until April. Like we said, the summer was extremely busy for us but it allowed us to make up for a lot of lost time. This July was our best month ever as we sold over 40 homes.

Here are some market statistics you should be aware of in Harford and Baltimore Counties:
  • The average days a home is on the market in Harford County is 80 days. Our team's average is 29 days
  • The average list-to-sell ratio in Harford County is 95.2%. Our team averages 98.44%. We are listing our homes much more appropriately and getting more money for our clients than most other agents.
  • In July in Harford County, sales were down 6.5% from July 2013. Our team saw a record month, increasing our July output by 22% from July 2013.
You hear a lot of different statistics and numbers in the news. Take those with a grain of salt. A lot of statistics are misleading, so you should seek out the advice of a local expert so that you can decipher all of the information out there. A local expert knows the market, and is someone to trust with helping you make real estate decisions.

If you have any questions about the market or about anything else, please give us a call or send us an email. We'd be happy to get you going in the right direction!

The Difference that Proper Staging Makes

There are many great Baltimore area homes for sale. Welcome back everyone! Sorry we've been AWOL as of late, it's been a real busy summer for us. We settled 48 homes last month and have been keyed in on the hot market. Now is the time of the year where things cool down a little bit; vacations are ending, kids are going back to school, and less people are active in the market.

What we want to share with you today is some before and after pictures of homes that we have taken over and professionally staged. You will immediately notice the stark contrast  between the appearance of these homes before and after they went through our own personalized staging process. Little things like de-cluttering, painting neutral colors, and getting rid of personal items and pictures can go a long way in getting your home sold.

We want to demonstrate how we are different from your average agent. We treat your home the same way we treat ours when we sell them. One big step is getting professional photography and staging done for your home - it makes such a difference in the buyer's perception of your home that it's hard to put a value on it. We can't emphasize enough just how much of a difference it makes.

If you have any questions about how we can do this for your home, give us a call or send us an email. We would love to help.

How we helped Bill with his real estate needs with our guaranteed sale program

"Lee allowed us to finally get the house we were trying to buy with his guaranteed sale program. We had previously lost 3 houses because we had to make our bids contingent upon the sale of our house. He broke that log jam and we were able to get the house. Not only that, anything I needed from a painter to a handyman, Lee always gave us first class referrals to people I could rely on."

How we helped Jeff with his real estate needs by making sure he had plenty of showings

"Lee put his son on our sale case and we had an offer within a week. We were very impressed that we had about a dozen showings within the first week. We were very happy with the Lee Tessier team in both the sale and the purchase of our home."

How we helped Candace buy and sell a home with our separate, focused Realtor experience

"The Lee Tessier team was on top of their game! We had 2 different Realtors, one for buying and one for selling, so each can focus on their own buying and selling. We thought they did a great job and that it was very cool that they can split that up. They’re very professional and they really know their stuff! I recommend them to everybody because they just know what they’re doing!"

How we helped Scott buy and sell a home with our personal touch

"The Lee Tessier Team did a very good job for us. They have a really nice personal touch that the average real estate office doesn’t have. Something that really exceeded our expectations was that they let us use their truck to move our furniture."

Maximize the Value of Your Home with These Simple Fixes

Spring has sprung here in Harford and Baltimore counties, and that means the real estate market, like the weather, is heating up. While you may think of renovating your home for sale as a daunting task, there are a number of fast, easy fixes that are also inexpensive. Sometimes these small changes can get your home sold fast at full listing instead of having to re-list multiple times at lower figures. Follow these simple tips and with the help of the Lee Tessier team, your home WILL be sold for the RIGHT price.

  • We have a property stager who meets with ALL of our clients and provides them with an itemized repair sheet
  • It’s up to you what you do with this list, but some of these simple, cost-effective measures can vastly improve the value of your home
  • One of the easiest improvements you can make is with paint.  Investing in a color change in one or more rooms of your home can dramatically increase its appeal to customers which can increase its value
  • Another simple improvement is carpet. One way to entice potential buyers is with clean, soft carpet. You don’t NEED to get new carpet, either. Simply getting rid of ripples and bunches by stretching  your current carpet can give it a whole new look and feel
  • Finally, simple fixes like replacing old brass knobs and light fixtures with new, copper pieces can greatly improve the value of your home

We are still accepting donations for the American Leukemia and Lymphoma Society. I'm running for 'Man of the Year' and every dime we can get towards reaching our goal for this noble cause is greatly appreciated. Help me Fight Cancer with the Leukemia and Lymphoma Society

Today I wanted to bring you a very important message from a very special person. Before he speaks with us I'd like to tell you that I am fundraising to support the Leukemia and Lymphoma Society. The Leukemia and Lymphoma Society has created many innovative ways to get involved. One way is engaging nominees for Man and Woman of the Year title in a friendly competition to raise money for blood cancer research. I am honored to say that I have been nominated for Man of the Year. However, this is not what I came to you to talk about.

I'd like to introduce Mikey, a blood cancer survivor who is here to tell us his story. He was diagnosed at age 4, but says he could not really grasp the idea of himself having cancer until the age of 6. Throughout all the struggles and hardships that Mikey went through, he describes his experience as simultaneous instances of misery and happiness. As he was battling his own disease, he also helped others to fight their own battles as he campaigned and took part in charitable events for others affected by leukemia.

Mikey's father, Jim, says that the survival rate for leukemia 30 years ago was right around 15%. Currently the survival rate is 85%, but that still leaves us with 15% of people who lose this fight, and we're trying to change that. Also, what most people don't realize is that when you're diagnosed with cancer, it's only one of many battles you fight. Chemotherapy and radiation therapy are absolute killers to your immune system. Even a small cold can kill you, and this makes life even more difficult.

This is why we need your help to fight cancer. No donation is too small, so please help us out. If you would like more information on our mission, then visit this website: http://www.mwoy.org/pages/md/md14/LeeTessier

All donations are greatly appreciated and are tax deductible. They not only support LLS research, but also patient services, advocacy, public and professional education, and community services as well.

Please visit my Web site and bring friends who would also like to donate!

Are You Looking to Begin a Career in Real Estate or Take Your Career to the Next Level?

Are You Looking to Begin a Career in Real Estate or Take Your Career to the Next Level?

Today I wanted to reach out to everyone and explain how my team is different. Before we hire any of our agents and administrative staff, we fill out a personality profile for the potential employee. This to make sure they will be a good fit, they will enjoy the job, they will communicate well and also communicate in a way the client would like to be communicated to.

We use the DISC Assessment and if you aren’t familiar with it, the “D” is someone who is more dominant and very direct. The “I” stands for inducement; this person is more lively and outgoing. “S” stands for submission and this attitude is more like a grandmother; a very caring and affectionate individual. Finally, the “C” stands for compliance. This person is very analytical and very detail oriented. When we hire, there are going to be two that you fit.

When we hire a salesperson, we’re looking for someone who is a people-person. This person would also need to be outgoing and direct; we need people who can tell a client what needs to be said. This is crucial during listing appointments. For our administrative staff, we need to make sure that they pay attention to detail and are the anchor of the team. This person is also more “behind the scenes” and will not be someone you frequently communicate with but is there to make sure your transaction goes through smoothly. Since this is most likely your biggest purchase or biggest sale, we want to treat it as such.

Since we are a part of Keller Williams, we also use the AVA Personality Test with our new hires. This is a more detailed and descriptive. The DISC profile is proven to be 85% correct where the AVA is proven to be 97% correct. We want to match you up with a person you can communicate with!

We are in the process of hiring four more agents and if you’re interested in pursuing a career in real estate or looking to advance your career, let us know! This year alone we sold 289 homes and brought in roughly $70 million in revenue. If you have any questions, give us a call (410) 638-9555 or email me at lee@leetessier.com. Thanks and happy New Year!
